Leasing / Rent-Up:
- Market your rental property via web, newspaper, and signage
- Receive and process leasing/rental inquiries
- Show property to prospective tenants
- Process rental applications
- Perform employment and landlord checks of prospective tenants
- Negotiate leases
- Prepare and finalize lease and other agreements
- Inspect the property with tenant prior to move-in
- Provide legally required notices to tenants regarding lease renewals, rent increases, etc.
Administration
- Ensure the tenant is aware of all rules and regulations affecting property
- Deal with tenants on behalf of the Owner on all matters related to the property
- Represent the interests of the Owner at rent review board and small claims court hearing
- Collect monthly rents and deposit in designated Trust Account
- Pay routine operating expenses out of rental receipts
- Consult with owner to obtain approval for any extraordinary expenses
- Pay net proceeds to owner by the 15th of the month either via cheque or direct deposit
- Provide monthly accounting statements detailing all income and expenses
- Provide a year-end summary of all income and expenses
- Provide personal attention to all facets of management
Maintenance
- Conduct periodic on-site inspections of the property
- Arrange for any necessary repairs and maintenance to the property
- Arrange for all necessary landscaping and snow ploughing services
- Recommend special maintenance initiatives as required
Fees
Our management fees are very competitive and are typically 10% of the monthly rents collected for residential properties; however each property is unique, and we do base them on your particular property and what services you require. As part of the commitment to our clients, we do not charge any management fees until a tenant has moved in to your rental property.
